Small Warehouse Space for Rent in Salt Lake City
If you need 500 to 5,000 square feet of warehouse in the Salt Lake Valley, you're in the band almost nobody serves well. The big brokerages don't return calls under 10,000 SF, and the co-warehousing operators cap out just as your business gets going. The straight answer on warehouse space under $1,000 a month
People search for it, so here's the straight answer: true warehouse under $1,000 a month, meaning space with a grade-level or dock door you can move pallets through, basically doesn't exist in the valley right now. What that budget does rent is storage-capable space. Our 631 SF unit at Broadbent Business Park asks $915 a month modified gross: one big open room and a bathroom, with a standard walk-in door about six feet tall and three and a half feet wide. If everything you're storing can be carried through a doorway, it's the cheapest square footage we have. If you need pallets, racking, or a forklift in the building, plan on about $1,850 to $2,300 a month out the door for our smallest warehouse units once triple nets are counted. What small warehouse space costs by size
- Under 1,500 SF:$1.45 to $1.50 per square foot per month base rate in our current inventory. The 631 SF Broadbent unit at $915 a month is office/retail that works for carry-in storage; our smallest true warehouse units run about $1,850 to $2,300 a month out the door with triple nets included. Small bays carry the highest per-foot rate in the valley because they're the hardest to demise and the fastest to turn over.
- 1,500 to 3,000 SF: roughly $0.95 to $1.50 depending on park and finish. Our Broadbent warehouse units (2,032 to 2,527 SF) ask $0.95 NNN; Sandy runs higher on tighter supply.
- 3,000 to 5,000 SF: $0.90 to $1.15. Airport Business Center suites (3,455 to 3,472 SF) at $0.90 NNN and Redwood Business Park units at $1.05 NNN sit here.
One thing to know when you compare: the per-foot rates on this page are asking rates. On an NNN lease your actual monthly check adds property taxes, insurance, and common-area maintenance on top; modified gross rolls most of that in. It's why we quote out-the-door numbers when you call.

Who these spaces fit
Contractors and trades staging equipment and material near their jobs. E-commerce sellers who've outgrown the garage but don't need a dock. Service businesses that need a shop, a couple of parking stalls, and a small office. Makers and light fabrication.
