Salt Lake Valley Warehouse & Industrial Space for Lease & Sale
The Salt Lake Valley is the industrial hub of the Intermountain West, a few thousand buildings running from the airport and rail yards on the north down to the newer parks pushing south past Bluffdale. It's a real logistics market in its own right: interstate access on I-15, I-80, I-215, and SR-201, an inland port at the northwest quadrant, and occupancy costs that still run under the coastal metros. I work the whole valley, so here's the honest version instead of a brochure. CRES represents exclusive parks across it, including Redwood Business Park in West Valley, Sandy Industrial Park on the south end, and Airport Business Center by the airport, so the read you get here is first-hand deal flow.
What space rents or sells for depends on which submarket you're in and which building stock you're pricing. A converted shell downtown, a big-box at the airport, and a small-bay owner-user building in Sandy are three different price conversations. The Salt Lake Valley industrial submarkets
The valley isn't one market. Here's the read on each and where I'd point a given requirement.
Two are parents that hold their own submarkets underneath.
Salt Lake City is the core. It holds the airport logistics market, the depth and product range of California Avenue, and the older converted-use stock downtown. If you want airport access or the widest spec range in the valley, you start here.
South Valley is the growth edge: Sandy, Draper, West Jordan, South Jordan, and the Bluffdale-Riverton corridor along I-15 and Bangerter. Newer product, more developable land, and the deepest owner-user market in the metro. If you're buying your own building, this is your deepest hunting ground.
The rest are standalone city markets that sit directly under this hub.
West Valley is the default general-warehouse submarket, the third-deepest inventory in the metro and the widest vintage range. When nothing forces a specific submarket, this is where most searches start.
Murray is the submarket that's about 90% not in Murray. The submarket boundary pulls in the unincorporated East Murray belt, so read it for what it physically is, older central-valley infill, not the city line.
Midvale is the oldest and smallest-bay of the central submarkets, with zero Class A. Fragmented, private, owner-occupied stock, right for a small local operation and wrong for modern specs.
South Salt Lake is urban infill south of downtown, close-in and dense, not big-box. It fits businesses that need to sit central more than they need a modern truck court.
Taylorsville-Kearns is the lower-cost SMB alternative to West Valley, directly west. Smaller buildings, lower per-foot pricing, a local-trade tenant base.
How to read the valley
North to south runs old to new. The airport and the central cities carry the older, denser stock; the developable land has been on the south end for two decades, so the newer product is there. Your vintage and spec point you up or down the valley before anything else.
Leasing and buying split by geography. The deepest owner-user market is the south end; the deepest lease inventory and the modern logistics boxes are up north around the airport and California Avenue. If you're deciding lease versus buy, where you land often decides it for you.
The boundaries lie. Two of the names here (Murray, and the "West Murray" that's really Taylorsville-Kearns) don't match their city lines, and the conventional submarket labels make it worse. Read each submarket for the buildings actually in it, which is what these pages do.

July 2026The vacancy numbers making headlines this year are a big-box story. Most of the empty square footage in this valley sits in new logistics boxes over 100,000 SF; the small-bay market I work every day is functionally full, and almost nothing under 10,000 SF has been built in years. Construction has slowed valley-wide, so the product our tenants and owners trade in gets scarcer from here. Price a small building off the headlines and you'll misprice it in either direction.
