Building stock is dominated by large-format facilities in the 50,000–300,000 SF range, many built between 2000 and 2020 on expansive parcels with 28–32-ft clear heights, generous truck court depths, and secured yard areas for trailer storage and equipment. Vacancy in West Valley industrial is slightly higher than the Valley average, reflecting the submarket's larger inventory base and periodic new supply deliveries.
