A Returned Call and a Lease Signed in Seven Days

2908 South West Temple in South Salt Lake leased in September 2026, and it moved: from first tour to signed lease in about seven days, starting from a phone call about a listing that was already gone.

The call

The call came in around 6:30 on a weeknight, from an agent whose client wanted a space we had already leased. Twenty minutes later we were on the phone. The listing she called about was gone, but her client was real: a retail use, a clear size, and a clock, because they needed out of their current space fast.

That is not a dead call. That is a qualified requirement holding a phone. We asked what the business does and what it needs, matched it to 2908 South West Temple, and sent the address and flyer that night. They toured early the next morning.

Why the fit worked

The center sits on the retail side of flex: street presence in front, working space behind, the product we broke down when the unit next door leased in June. The unit runs about 2,700 SF with storefront glass up front and a temperature controlled warehouse behind a 10 by 10 grade door. This tenant runs early mornings, late nights, and weekends, which did something the rest of the center noticed immediately: the parking got better. A center's parking is a budget, and a tenant who spends it when everyone else is closed is a gift to the tenant mix rather than a drain on it.

The part with two agents in it

Her client came through Jenn Kikel-Lynn, principal broker and owner of K Real Estate Utah. Jenn built her book in residential and has closed real commercial sales along the way, and she ran her client's side the way you would want a broker-owner to run it: prepared, protective, and fast on the phone. Commercial leasing paper has its own quirks, so that lane ran through us, and between her side and ours the deal went from first tour to signatures in about a week. Her client got the space. She stayed their agent the whole way through. That is what co brokerage is supposed to look like.
