Leased: Secured-Yard Distribution Warehouse, 1760 S State St

We leased the distribution building at 1760 South State Street to a final-mile parcel delivery company in July 2026.

The space fit the use almost exactly. Final-mile runs on two things this building already had: a secured yard to stage vans overnight, and enough dock-high doors to turn line-haul trailers in the morning without a queue. The 0.90-acre fenced yard handles the fleet, the seven dock-high doors handle the inbound, and the 20'6" clear height leaves room to rack the middle. Heavy 3-phase power covered the vehicle charging and sortation without an upgrade.

Location did the rest. Five minutes to I-15, ten to the airport, twenty to the Inland Port. For a delivery operation, minutes off the interstate turn into routes per shift.

One note for owners watching the market: yard is the constraint right now. Plenty of Salt Lake buildings have the docks and the power. The ones that move fast are the ones with secured, paved yard attached, because that is what the delivery and service tenants can't find. If your building has a yard, lead with it.
